Should I cash in investments now & pay off mortgage?

I have had some investments in managed funds for about 10 years - some have gone up (eg Asian fund) some have gone down (US Large Cap, European...), overall I haven't made much yet. I'm trying to decide whether it would be best, in the current climate, to cash them all in and pay off my mortgage. If anyone has any advice on what they would do it would be much appreciated!
