hi i live in a private rented house. over a week ago the cooker went- it is a built in one. i informed the letting agency who said they will tel the landlord. it has been over a wek now and still nothing has ben done. i have two toddlers to feed and just wondered where i stand. i have made several calls and e mails to the agency who never get back to me or give me any answers. does anyone know where i stand as a tenant.
So long as you didn't damage it yourself, then it's fair to give the agent an ultimatum. Tell them you must have the cooker fixed within the next 7 days (for instance) or you will get three quotes to fix/replace the cooker and use the most reasonable and then deduct the cost from the next month's rent.
This should either spur them into action or get your cooker fixed.
They can issue an s21 notice (notice to quit), yes, if you deduct from the rent for the repair/replacement, but do you want to rent from a LL who treats you like that?
