What Next Step Should I Take With My Neighbour? Should I Contact My Insurance?
Water contines to seep in on my kitchen wall albeit slowly and my front door steps are still scuffed and sratched from their works. From October, these issues haven't been resolved.
I wrote them a polite but firm letter yesterday asking for an update on any proposed solutions and a timeline for implementation. If I don't hear back from them, what then? They have cancelled us three times to fix these issues ("he couldn't get the baby to sleep", "my baby isn't well", "my wife is stuck in traffic") and on the fourth occasion he didn't show up whatsoever and all our plans had to be cancelled/rearranged each time.
TIA.

They had a new flat roof and a new conservatory about 18 months ago and since then, water has slowly leaked onto our kitchen wall (a surveyor from our council verbally confirmed it was coming from our neighbours). The doorstep damage is from when they had external wall insulation put in in October. We're still waiting for resolution.
Its strange that the council surveyor only gave a verbal not a written report. I am not sure a verbal is enough to hold your neighbour responsible.
If the leak is that bad you do not want your neighbour fixing it, you want a proper tradesperson.
1. Get written confirmation that the neighbour is at fault for your leak
2. Write a letter and provide a copy of the evidence
3. Give a clear and reasonable timescale (don't give 48 hours that is silly, 14 working days is more sensible). Set out what will happen if it is not fixed in that time.
4. If it is not fixed you will need to fix it yourself and then seek repayment
