What are Builiding Regs reguirement for existing skylight

I had a builder do some major work around 8 years ago and while he was there I asked him to replace a rusting old Victorian skylight with two side-by-side Velux windows. It never occurred to me that this should go through building regs. Now I'm in the process of selling the house and I have been asked for building control approval. Someone has told me that if work has been done for over 4 years it can't be queried. Can anyone clarify the situation for me please?

You'll need to take out a small insurance policy in respect of the windoes to satisfy your purchasers.

Basically it means that if they buy the property and there 'is'a problem with the rooflights, someone else other than them will have to pay.

Ask 'your' solicitor for further details.

Its called indemnity insurance. But if the builder is FENSA registered I don't think you need separate building regs - the builder should have given you some paperwork. A retrospective building regs approval isn't hard to come by in any case.

They can't touch you .. not legally, anyway.
It used to be a time period of only about a year. Not sure how long now, tho. You just need to prove you had it done then.
