Hi, I have found a piece of land for sale (3/4 of an acre) in Cornwall. It's in a beautiful rural setting. At this moment it has a large 38'x 12' static caravan with mains gas,electric, water and sewerage. Permission for a caravan was granted back in 1993. I have contacted the local planning and they say that no other planning permission has ever been sort for any other type of dwelling. When I asked 'Could I' they said that I should apply for preliminary planning permission by putting down my ideas for them to go over and advise me on.
MY QUESTION IS... how professional should I be at this stage. Should I put all my ideas down at once or one at a time ..ie.. 4 bed roomed detached house (refused) then something smaller (refused) then a Bungalow, Park Home, Log Cabin and finally another large luxury caravan. I am not a property developer (just Jo average really). I just do not want to mess things up for myself. I would appreciate any sensible advice.
