Buying in London

My Partner and I want to buy a terraced place or house in London. What are the nicer affordable areas which aren't too rough? We are hoping to move north of the Thames.

On the TV programmes people like Sarah Beeney (her of the awful hairstyle) always say buy in an area where they are opening lots of building societies and coffee shops, developers know these areas are on the way up. Finding them may be a bit difficult though ! Possibly email lots of estate agents in North London, and ask them the best areas to buy, that aren't at the top of the price scale at the moment.
Have you got any areas in mind?
I could be out of date here, but I think the cheaper places are south of the river; to the north, the cheaper they are the rougher they are. People are put off by the lack of tube lines to the south, but there are lots more overground services to compensate.
How about Muswell Hill its lovely

Unfortunately we need to keep north, north west of london due to jobs. We are happy moving further out of london as long as there are good transport links.
Muswell hill is very expensive and not on the tube - cheapest area north of river would be Newham borough which is a rough as F**K - there are reasons why areas are cheaper! I lived there for 5 years and hated every minute - I am from West London so if you want North West London that is pretty pricey you would have to go into Middlesex but nowhere is particularly cheap - I think my friend said Winchmore Hill which is very North is reasonable but you dont want to go near Tottenham or Edmonton very rough as well - not sure of the name of the site but there are figues for crime rates etc for London Boroughs also not sure if that askyourneighbour site will help.
