my neighbour has built a large shed as he is now setting up a dog walking/sitting service. Im worried about the noise. Is it legal to do this and do you need planning permission?
no idea about planning permission but if he is intending to run a business from his home a) it may not be allowed and b) if it is allowed, he will need to pay a business rate on his house.
He needs permission from the Landlord, the rental agreement will be for residential use only. Also he needs to register as a business with the local council who will charge him business rates as well as council tax.
If the shed is to be used as a business base rather than just a shed it needs planning permission.
In essence he's setting up a kennels and there are strict conditions for this which the local authorities will be happy to furnish him with their requirements.
^ you need to tell the council and they will decide. My son is a pro photographer and works from home, he does not pay any extra in rates as he just stores his cameras in the house, But dog sitting, which as rsvp has correctly said is actually a boarding kennel, uses a % of the premises as a business so that % is not available for residence. He will have to pay business rates based on on the area / % of the house & grounds that is used for business.
And you may have done it legally ummm but if you are renting a property then you need the landlord's permission, you need to notify the local authority if you intend to make structural changes and if an increase in traffic i.e. people collecting and dropping off is likely and of course, in a residential area businesses - if allowed - are liable to business rates.
If the 'large shed' is being used as a business premises for boarding dogs then it needs planning permission. A shed is allowed without permission but NOT a business place.
