we are buying a 2 year old property with the remainder of NHBC , and paying cash. Is there a need for a survey?

Your solicitor will normally do searches as part of the deal. Personally, if there's nothing obviously wrong with the property and it's only 2 years old, I would savea the survey costs and spend it on a house warming party.
