Epc Certificate New Law?
7 Answers
My new EPC certificate for a rented property is Category Rating C. Apparently if it is not Category Rating E, new legislation effective from 1st April 2020, I cannot re let my property. So says my estate agent. Is this true?

Energy Performance Certificates provide ratings from A (very efficient) down to G (inefficient). Rental properties with ratings below E (i.e. F or G) must be improved to bring them up to at least an E rating.
However your property is already above that standard, so there's no need for you to take any action.

I think you are OK
the govt have accepted that the private sector is here to stay and so is burdening them with this and that EPC
which are gonna change in the next few years anyway
and havent quite realised that this further red tape will be passed onto the tenant but ho hum we are not here to dictate govt policy

>>> I cannot imagine an estate agent refusing my business because of an EPC rating
While it's not law at the moment, the Government's Department of Business, Energy and Industrial Strategy has proposed that it should be made illegal for letting agents to advertise a property for rent if it doesn't meet the necessary EPC requirement (which it proposes should be raised to a 'C' rating from 2025 for new tenancies).
