Current Eviction Delays. Process Timescale From Section 8 - Repossession Order - Eviction Notice - Bailiff Removal (If Needed)

If a tenant is in arrears amounting to enough to serve a section 8, 14 day notice.
What is the current time of process should the tenant dig their heels in and refuse to leave until the only option is to leave before ballifs attend?
This is Manchester, I know there are delays due to the pandemic but I'm just trying to get a rough idea of how long this process takes at the moment with the court backlog?
Any experiences would be helpful.

serve the s 8 notice which woudl be for arrears
you apply once they stay for a court hearing
then they ignore the order to go AND arrears
so.... send the notices and so long as you are both talking
say - look if you vacate by the end of the month then I wont press for arrears and you dont get no home AND no credit rating
other wise you are looking at at least 4 - 6 months. very few tenants dont pay rent when they can - so they are short of money and it is in your interests to get them out as fast as poss
Do NOT say you will give good refs - say the law stipulates that if they are in arrears when they leave you are unable to certify they are in balance
( otherwise you will become liable for losses of people who act and rely on your ref)
