damp - guilty conscience

we are about to exchange contracts but the roof had just sprung a lesk - am I obliged to mention this to anyone - it has never happened before, the buyers surveyor didn't mention anything and when we filled in the forms, we happily said we had no damp -because we didn't then ! We don't want to mean mean to our buyers, but we are also a bit broke now. what should we do ???

However, things like this do tend to turn round and bite you on the bum! They can say that you lied should they discover the leak as soon as they moved in.
Speak to your solicitor, perhaps you can come to some compromise. The surveyor would not necessarily pick this up if it was a nice day when he called and it was only a surveyor for mortgage purposes only. Only a full structural survey would/should find things out like that.
