 Am i correct in saying that you can add a single storey rear extension , up to 6 metres on a semi ,without planning permission

Do you need the agreement of your next door neighbour if it's over 3 metres ?

there is not a one size fits all answer; its dependent on various factors such as conservation area, size of the original dwelling (ie if it has been extended before)

but in any case i dnt think 6m falls into "permitted development"

The 3 metre rule comes under 'Permitted Development.' No PP or consultation needed (in the right circumstances.)

The 6 metre limit (dependent on NO objections from neighbours), was introduced by David Cameron to make it look like he was 'doing something.'

So, to answer your question ...........  yes. You need to be objection-free.

Do what bednobs says. Ask the local Planning Authority, don't do anything based on advice from Bloke in the pub or Bloke on AB.
