The Cat clue is only one word, the whole thing.

Thanks, jj109 and NACW, I got the one word for the cat clue and had the right answer for 13 minus the O. And for 2d, I arrived at FRET ( an obsolete word for property? ), but can’t find it in my dictionaries.
PS: I’m going over the parsing for this one. Quite interesting, indeed!

Fee is the word for property as in "fee simple", with an R for rook included

Gratitude, jj109, I did not know the term "fee simple" associated with property. It's done now and looking forward to a Matakari-friendly offering for Thursday.
