The survey on a 3-BR end of terrace house we may be purchasing turned up several possible problems and I need to know about what the repairs would cost for:
replacing/repairing render, replacing cavity wall ties, ventilating sub-flooring, removing ceiling polystyrene.
As the above says in few words, its beyond the scope of a website to estimate this for you, however problems 2 and 3 listed above do not sound like good news at all, and I would seriously question if this house is worth continuing with purchasing. Why buy into a problem property? You are well into � four figures here.
Why would you be paying for these jobs? If you are buying then the seller should make the (certainly 1 and 2) arrangements to have this work put right. I sold a terrace house last year and had the cavity wall ties done, cost about �300.
Inspecting sub floors and drilling holes in walls is not what most sellers want you to do if there is a chance you are going to back out anyway. The procedures are quite intrusive. Furthermore, these inspections can be quite costly in themselves.
So I was looking for some general idea of what it would cost for making good these items in the worst case scenario. Then I could approach the vendor and try and renegotiate. If he won't, then the solution is simple. Trying to find out an example cost for rerendering an average 3 Bed semi is like pulling teeth. I have gotten ball park estimates for the cavity wall ties of �1200 - �2000. Again, worst case scenario.
