Is landlord reponsible

We have 3 very big slippery steps outside our rented house. the landlady did say to us that the last owner laid the tiles there and they are slippery. we put some mats on them but it needs total cover which is too dear to buy.
My wife slipped last night and twisted ankle so we went down to our agent to tell her. she said what do you expect me to do,why dont you use the side gate. In a not so freindly manner. We pay �750 a month in southeast kent and i think we should be able to use our front door. What about postmen etc. Anyway is the landlady liable to make safe these steps not us. The tiles are 12x9 inch smooth, the type for indoors.

It depends on whether steps are within area let to you (so L may be responsible) or outside it (so local authority or another landowner may be responsible). As L's predecessor carried out some work, that points towards L having responsibility.

First step - ! - will be to investigate area of land actually owned by L. Consult a solicitor or, if you like, ask me to do it for you at a nominal fee.l
