House buying and electrical fittings help
We have just had the final details from the sellers of the house we are buying and where they have filled in the sheet with the details of what they are leaving or what we can buy as they do not want ,they have ticked that they are NOT leaving the plug sockets or light switches as they have replaced them with chrome ones, although we can but these at �100.
No i dont want to give them anymore money but want to know are they required when they vacate the premisis to make sure that all the electrical fittings are useable as i think they after they have taken the sockets and switches they are not going to replace them?

I have to agree with you that they should be replaced and in working order at the very least. Really, I think this is something you will have to ask the solicitor ....tho thinking about that, maybe it will be cheaper to buy them. Hopefully a friendly solicitor will see this and advise as to the legalities.
I'd be surprised if they can do this because the sockets are clearly part of the fabric of the house. Its like saying one is removing all the nice tiles off the roof and replacing them with cr***y ones. Ask your solicitor, but I reckon they should be knocking �100 off the selling price of the house if they want to take these away, as well as replacing them with new white ones. Fixtures are additions to the house - light sockets are pretty fundamental.
I would say that as they have been replaced with chrome ones, the sellers would be entitled to remove them but as they are an essential integral part of the house they should be replaced with your normal white plastic type. This is for a safety aspect as much as anything as obviously bare wires would be a safety hazard, but I would make sure that your Solicitor gets agreement that they will be replaced by the plastic type, he is working on your behalf after all. This may put the sellers off and they will leave them after all.

People removing fitted kitchens and even bathroom suites, but that was long before the rules were tightened up, than goodness. Get in touch with your solicitor as fast as you can because I don't believe this is allowed.
We moved a month ago and left all electrical fittings in perfect working order. We did have to remove a multi bracket light from the dining room, but made sure it was replaced with a brand new fitting for the new owner.
