bought house now seller refuses to sell

we entered into contract to buy a home and ajoining lot while we marketed out home to sell we signed so did seller a contract to give him 10,000 dollars earnest money and 2500.00 a month until we sold,all as been recoreded with the brokers office we have now sold our house and the seller refuses to sell! and has none of our money left! what legal actions do we have? Help we close June 1st, and have lined up a rental until this is taken care of any lawyers out there????
