i would like to buy my mothers council house she has lived there over 40 years and is now a pensioner she gets housing benefits etc would they be affected if i became her landlord ?
If it is a still owned by the council it is your mum who will have to buy it, it does not matter who the landlord is it will not affect the benefits unless you are going to let her live there rent free, I may be wrong but that is how I believe the law to be.
As above, you cannot buy it, your mum can and she'll get a huge discount. However even with the discount no lender would touch it so I'd imagine you can probably borrow the money and put a charge on the property as a guarantor, quite difficult to achieve though most lenders would run a mile even from that. You would have no control over the property, your mum would be the registered owner.
