how much would my building cost
hi
i posted a question yesterday about planning permission for a garage. i have phoned my local council today and i dont need permission so thanks to anyone that answered previously. what i would like to know now is how much in bog standard costs without any problems would it cost. i have a 3m by 4m prefab garage at the moment. that takes up half the width of my garden. i want to extend this to roughly 7m by 5m. there is obviously a sound concrete base on the original garage so that would only have to be extended by the new width and depth. after the footings are dug the whole of the structure is to be built in breeze blocks and a flat roof at no higher than 3m to be placed on top. does any builder reading this know of a ball point price? i'm just a single girlie and dont want to have the urine taken out of me
thanks in advance

As always in this situation you assure competitive environment by asking 3 good builders to quote. Don't say you are asking for 'lots of quotes' - 3 means each builder has an average 33% chance of getting the work. But do say you are intending to get three quotes - it tells them the work will be won competitively.
Price variability in your quotes will occur if there is asbestos in the existing roof to remove, or if they can't use the rubble of the existing prefab in the base of the new garage. Ask your chosen builders about this - makes it seem you're a girlie who knows what she's talking about.
Are you aware that some aspects of Building Regs (not Planning - you've sorted that) may apply to this structure because it is greater than 30 square metres in area? This is likely to be an issue if any aprt of your new garage is within 5m of your house, I think. It means that Building Control will want to inspect the foundations.
