Grazing land with a view to build my dream home later

I currently rent 4 acres of land to keep my horse on. Its really poor grazing at the moment as he used to use it for a pigfarm, but would like to make an offer to the farmer and dont know where to start. Ideally I would like to build my dream home there later on. Any ideas on price anyone?

Grazing land is worth, say, �10k per acre.
Land for development of houses is worth, say, �1m per acre, depending where it is.
The difference is a small matter of Planning Permission. You can't simply go putting houses on any old land - it doesn't work like that. Or everyone would be doing it.
