Does completion mean the day I have to be out or the day contracts are exchanged?

Also although my buyer agreed to the sale price in 14th Jan she has now had an electrician in(thurs). He says its 2K to rewire my flat. My 1910 flat was on sale before the HIP deadline. Do I now have to reduce it by this? It seems wrong to ask me to do this at such a late stage. Daffy Mouse
Well, you don't have to do anything - until Contracts are exchanged neither you nor the buyer are legally bound to anything and either of you can change your mind and withdraw.
Speak to your Estate Agent and see if they would recommend giving the allowance. It's your choice, but I'm afraid that if you refuse, they can still say, okay I'll not buy it, and go elsewhere. Maybe you could share the cost?
And, until Contracts are exchanged, completion on the 19th isn't set in stone. I would guess that if you agree to reducing the price, exchange of Contracts will follow.....
Good luck (and sorry to take so long!)

Dear Misky
Thankyou for your further answer! I found an electrician at half the price. He is doing work next week so buyer still keen. My one bed garden flat with off rd parking at rear is 167yds from beach in Bridlington Yorks. Selling for 93K. I'm selling it too cheap but need money. Buyer wants it for second home. I might see if I can find another one prepared to give me decent price. Daffy(apt!)
