renting a farm but cant sublet land

hi , we are thinking of renting a farm , but my landlord says if i sublet any land all the money will go to him and he will take the money from my rent , he wants to offer us short hold tenancy (six monthly ) but refuses to decorate the house saying its for us to do , is this right ? and are we being offered the right type of tenancy ? TIA

decoration can be left to tenants to do but this would depend as to whether the property is in good condition. Also be aware that some landlords have clauses in their agreements whereby if you decorate they can keep some of your deposit to put the property back to neutral colour scheme.

Also most tenancy agreements wont let you seblet I am afraid as you do not have the legal right to as it is not your land.
