Thanks for all your advice but panic over. Just popped out to the shop and by chance a possible tennant was viewing the place. Turns out the water was coming from the boiler. I know nothing about boilers but am somewhat confused as to why there is a pipe coming directly from it outside and just gushing water. Any way, they have turned off the water and will get someone out it to it on monday. Phew

No damage, water was just going directly outside through the randomly placed and disconnected pipe. I would have thought the pipe should be linked to the radiators and the radiators linked back to the boiler thereby circulating the heated water resulting in the miracullous invention that is central heating. But what do i know. No flood, no damage and if theire heating has been wrongly installed, at least i won't be suffering. (selfish but true)
