Hip Pack for my house

I live in a 2 bedroom house do i need to purchase a hip pack to be able to put my house up for sale.
I thought that you only needed to purchase one for 3 bedroom houses or over.

I have just sold a two-bedroom flat and had to supply a HIP at great expense. It cost me nearly �600 and I wasn't very pleased to have to fork out so much money. The answer is YES.

I think �600 is a bit over the top - I assume this was through an estate agent? The only part you need to get someone in to do is the energy certificate and these can be done for around �75 though you might get it cheaper depending on where you live. The other searches etc you can get done yourself though there are fees involved. We did one a few months ago and the whole thing came to less than �200 (though even that's a waste of money as no one is interested).

And, yes, it's for all houses now (even rental properties need the energy certificate as of this month).

There seems to be an enormous variation in HIPS costs. It's particularly frustrating when the buyers don't even ask to see them & the estate agents all think they're a joke.

Some crazy prices there!

They can be done for around �200 for a freehold and about �50 more for a leasehold, I'd advise shopping around and going direct rather than through the agents who can add a fee on for them even though they don't prepare the HIP.
