14a is not clear.
But the only word I can think of with this meaning is Tenure.

Trish I had no idea how many letters, but I looked up 'demesne' in the Consice Oxford Dictionary and it had it almost word for word - viz: Land attached to a manor and retained by the owner for their own use.
I have just looked at your debate about 14a, I have not yet got the answers around it, but what about estate.
Surely an estate includes land leased out to tenant farmers and the like, doesn't it?
Clarissa9 - I had estate, but it won't fit in with 1, 2 or 8 down, so I'm stumped too....but are you thinking of DOMANE valjonfrank?......which wouldn't go in anyway...hmm
