The strip of land is of no use to anyone else, so any benchmarks on the price of land paid for this or that purpose are pretty irrelevant.
If I were you, 2Bears, I would start the negotiation on the basis that good agricultural land costs about 3000 per acre and an acre is about 40k square feet. Work out the number of square feet in the strip, then start there. It won't end up much money unless the strip is very wide, and the legal costs of effecting the transfer are likely to be as large as the price of the land.
If I was your neighbour I would seek to base the negotiation around the potential increase in market value of your house from a bigger plot.
Work out an acceptable figure between you.
