How much is waste land worth

There is some waste ground at the bottom of my garden and I would like to buy a piece to extend my garden. The waste ground is effectively the garden to a shop but it hasn't been used for over 30 years. The piece i want is right at the end but I dont know how much it is worth, there is no access to the land without pulling down the shop or the house next to it and I dont think any planning application for housing would ever be granted. Anyone got any ideas?

it might not even belong to the shop, you'll need to purchase the title register and then contact the owner and make them an offer.

It doesnt belong to the shop, the shop is leased ,it belongs to a couple of Solicitors, I need help in understanding how much it is worth.
the problem is, it will be worth what someone is willing topay for it and what the owners are willing to accept
ah right, you didn't say that in your fist post, it thought it was a mystery who it belonged to.

without sounding too cliched, it's worth what someone will pay for it...which means you'll have to ask the solicitors that own it. there's no such thing as 'market value' in the current climate, it's whatever someone is prepared to buy it for.

if you want to see comparables (which means nothing really at the moment) use rightmove.co.uk and search under land within the postcode.
