epc???

OUR solicitor is sending out the chap to do our epc before we can sell our home what does this intel ? will we have to pay out more money ontop of the hip and what do they look for is it worth changing our lightbulbs now we have a few energy ones around this is all new to me ??

For more on marking an answer as the "Best Answer", please visit our FAQ.This isn't right - the HIP (Home Information Pack) includes the Energy Performance Certificate (EPC) so I don't understand why you are being asked to pay for it again.
HIPs came in at about December 2007. Since October 2008, EPCs have been required for new or rented out properties - so there are some situations when just an EPC is required (and not a HIP). But that shouldn't have applied in your case.

All the Energy Certificate will do is give a rating to your property so potential buyers can see how energy efficient it is (that's the theory anyway).
You dont have to do anything, buy anything more, or take any advice they give. You'll probably be told something along the lines that if you install solar panels on your roof at a cost of �25,000 you can possibly save �1 a week on your gas or electricity bill, or some such thing.
Dont worry about it, very few people look at the energy certificate anyway.
