Trees
I know all about my rights in cutting trees that overlap my boundry but my problem is that i have a number of pine trees at the rear of my house which if they fell would hit my property also the needles from these trees are causing me a lot of bother blocking drains and guttering.

Do they look like they are about to fall over? do you have cause to worry about them falling over? If so, you should contact your local council. As to needles, could you cut the branches that are on your side? then the needles wouldn't fall on your side. have you raised your concerns with the owner of the trees? If no, you might find they are very amenable to lopping!
