Converting a Garage

How much would it cost to convert a double garage into a 2 sotry annexe (kitchen/batchroom/lounge on ground level, bedroom upstairs)

Demolish it and start again. The foundations are unlikely to be deep enough to carry the extra weight of ceilings floorboards furniture etc that compride a normal home. Garage walls will be single skinned not cavity wall so more internal work required to keep the place warm. On the other hand a cowboy would do it for you but with no building inspection you would not be able to sell it.
