I need to write my land lady a letter of intent as I intend to issue her with a court summons. However, problem 1 is that I do not know how to write a letter of intent or what needs to go in it, and problem 2 is that I do not know my land lady's address. I have tried to get it from the letting agents who are acting on her behalf but they will not give me her address. Instead they have suggested putting the letter in an envelope, then posting that to them in another envelope and then they will forward my letter inside to her. However, I need to make sure she gets it, because if I do not get a reply within 14 days I can issue her a court summons anyway. If anyone has any advice or can help, please let me know.
You could try going to the land registry website and after entering the address of the property concerned you pay £3.00 to download any registered details of the owners,it will give you their address on the deeds.
If she is still your landlord, i.e. you haven't ended the tenancy, then the Agents have a legal duty under the Landlord and Tenant Act to provide a UK address of the landlord. You should make the request in writing and I believe they have 14 days to supply the address. Failure to do so is an offence under the Act and you are not obliged to pay rent until given the address.
Thanks for your help. Unfortunetly, my tenancy has ended, although the letting agents didn't give me the address of the land lady when I was a tenant. I didn't realise they were obliged to. I will try the land registry website.
