Installing Boiler Flue Legal Advice
2 Answers
Hi All,
I am trying to install my new boiler, but i was hoping to have the flue exit out my back wall, the land next to my backwall is owned by my neighbour, i only have access for maintenance. She has told me that as the land is hers i can't install the flue on the back wall, but i am not sure that is correct, as the gutter sticks out more than the flue would!! it is 1m from the ground and will have a guard on it so no one can get burnt!
Does anyone have feedback?
cheers
John
p.s i live in the south wales area near tenby.

I jest - though am intigrued to know why you thought that your location might be relevant??
The minimum horizontal distance from the flue to a boundary is 600mm - so much as Lil thought. That is the requirement under Part J of Building Regulations (Combustion Appliances and Fuel Storage system (2002). Diagram 34 on page 42 is the relevant thing.
So I'm afraid you can't do this. I'm sure you appreciate this and are merely doing the necessary groundwork, but this type of installation must be done by a registered Gas Safe technician.
