My daughter recently split up from her partner and is now living with us. She is now a single mother and wants to rent a property from between £550 and £600p/m. Her monthly income is £700 plus £530 from working tax credit and child benifits. We will assist her with the bond and 1st months rent then she may get help from the LHA. Does anybody think she will pass the rental checks
First of all, does your daughter think she can afford it? Has she worked out the figures as to how much she needs to spend each month on food, bills, travel, council tax etc?
If she thinks she can afford it then she should be upfront about her finances with the landlord or agent. If she fails the credit check could someone, a house owner, stand as guarantor for her?
If you go to your local council offices, and ask about the private renting scheme, you should be advised of the procedures and criteria. As your daughter only earns £700pcm as an employed income it is difficult for a letting agent to find a property which will suit her income as an agent normally only rents out to a person who's income is a minimum of 1.5 times the rent. This does not mean that she will not get a rented property as she has the benefit income and a great deal of letting agents take this into consideration and so long as she has a good payment record with bills and previous rent etc, she should have no problem renting at all.
