This is what I have drafted to say when I phone the man and tell him

Is it ok?

I'm phoning regarding the room.

I'm afraid I've changed mind - I'm going to stay where I am for now.

____

If he asks why I'll say something like - the house was lovely and the price was excellent but I don't want to move at this time.

Done it. OMG that was scary.

Hope I've done the right thing.

He just said well, you know where I am and I said thank you and hope he find someone else for the room.

His answer of "well, you know where I am" tells me he bears you no grudge and would have you there if the room is empty and you wanted it.
