I am a landlord and supplied a lawn mower for a property this has broken, do I have to replace this lawn mower or is it still the tenants responsibilty?

I wuold have thought it would depend on the terms of the tenancy agreement ?
Did you want the tenant to cut the lawn, or are you happy to see to it ?
All depends on how it's broken. If it's broken from wear -'n-tear, then I believe it's your obligation. However if the tenant physically broke the mower then it's their responsibility.
Something that may have been overlooked- do you still have a valid waranty on it?
If you have always supplied the mower, in the same way as a fridge or washing machine, then it could be seen as part of the rental package.

How it was broken could be important.

You could try to get them to claim on their contents insurance (which I hope they had to get as part of the contract).
If you have worded it in your contract as garden implements or something similar then i guess you would have to replace it.
