Mortgage for a home with a seperate flat -difficulty.......

I have placed an offer on a house and have now been advised that as it has a seperate flat currently with its own entrance we cannot get a mortgage on it .Our intention is to reopen the link and reinstate the stairs immediately to make it one family home.
Trouble is the mortgage folk are saying it doesnt fit their criteria as it has a seperate flat currently .I have offered to sign documsnts to say i wont rent it out and that i will do the conversion immediately.

Still although we can get the money no problem we just cant get it for this property .

Any suggestions on what to do or where to get the mortgage please

Have they said why they won't offer you a mortgage - what exactly is it about the flat that causes them problems?

Also has your solicitor checked out the planning status of the flat? It is lawful?
