'roof space disposition' in Scotland

My roof is leaking and really needs to be fixed soon.

There are 6 people who are normally liable for 1/6 of all repair costs. Now I have been advised that my dormer may cause problems - something about a 'roof space disposition'.

I bought the flat 20 years ago and the roof was the same back then. I have both the second and third floor - the third floor being the attics.

I have my deeds in deed store but have requested a copy from landsearch.net (I hope that they are legit and reliable). Am I likely to have a problem? This problem has come as a bit of a shock.

Can anybody help?

Not without looking at the responsibilities you have, and looking at the nature of the dormer problem. I assume this is a rainwater issue.
This was always a problem in Scotland, with some properties bearing equal cost responsibility, others having to be cajoled into paying out for repairs. The surest way is if your deeds include mention of responsibility for roof costs. Otherwise, a call to the local council may provide a answer - I seem to recall that Edinburgh, for example, got so fed up with owners arguing and dragging their feet over such costs that they brought in a 'common repair' byelaw whereby owners must pay up for work deemed necessary (equally or proportionally as appropriate) - though I might be wrong. Worth asking.

Thanks guys - got a copy of my deeds a little while ago and they just look like incoherent scribblings to me. I have sent them off to the other 'interested parties' and hope that they can decipher them.

I am annoyed because the other parties knew of the roof repairs in July and have only now come up with this potential problem.

One quote for the work was about £3k and the second builder said we were talking £10k plus - further estimates/quotes are needed.

It never rains but it pours - in my bedroom anyway.
