you will need to firstly ask her how much she wants for her share (she may not even want to sell) then decide if this is acceptable to you. Then you need to ask the mortgage company. If you remove yourself off the mortgage, you wont own the house anymore, and the mortgage company will have to accept she earns enough to mortgage on her own (same with you if you have to remortgage. the quickest way if you really want no contact is probably just to sell both.
