Fitting sub meters For gas and Electricity in rented property
I rent out commercial property and the service bills are included. I have a problem with one tenant who leaves appliances running constantly even when not occupied. I have tried discussing it as the bills are outrages. I would like to fit meters for the gas and electricity so I can moniter the situation and when renewing the lease make changes so they pay their own bills. I have asked my supplier and they cant help and say I must make my own arrangements. I do not know who to ask any suggestions?

I wonder what lease agreement you have with the tenant see if it has a clause about abnormal useage if the lease was designed for this type of property I suspect you have a legal right to either cancel the lease or renegotiate it,if nothing remember your tenants will always use more than they need as you are charging for the electricity,this sort of lease is bad news as the price of electricity is going up ,if the lease allows for a increase put the rent up and tell the others it's because of the tenant using to much
