How much for a cheap loft conversion?

I know this is like asking 'how long is a piece of string' but we are looking at buying a house where the 3rd bedroom is too small so to make the move viable would need to convert the loft.

For more on marking an answer as the "Best Answer", please visit our FAQ.A loft conversion may out of necessity involve reinforcing the foundations; replacing all doors opening on the stairwell with fire doors; putting in dormer or velux windows; reinforcing the floor; increasing insulation at the roof level; installing a staircase; getting planning permission; getting permission from your immediate neighbours unless you are in a detached property; building regs.

I have just converted mine-however headspace is just minimum.
So given that -we had half the loft converted -previously 2 rooms used as bedrooms.The main one -we left the entrance then we opened up 2/3rds and exposed stunning beams which gave lots of headroom.we moved the tank and now have a huge room (larger than our downstairs lounge) with existing velux.It cost us for labour inc electrics and materials 2k.The plumbing cost 1k as the tank was perished and didnt like being moved -so that was new tank and labour.We obviously had to furnish but hey ebay and Dunhelm Mill have made it a stunning 'snug' and spare bedroom.Im just sorry I can show you the before and after.
