Building Regulations required for Garage Conversion?

I have been trying to contact my local Council building regs department, just constantly busy all morning. Have downloaded their Standard Charges form. We are converting an integral garage knocking it through into the lounge. The fees consist of Plan Charge, Inspection Charge, Building Notice Charge, and Regularisation Charge, which combined amount to over £1,000 - are they all needed?? Didnt realise the building regs. would cost that much jeez !

They don't.
The Plans Charge and the Inspection Charge total the *same* amount as the Building Notice.

You'll need to pay the BN charge, as I presume you'll be having no plans drawn up ?

Oh thanks Jackthehat. I can see now that the plan charge and inspection charge total the Building Notice !! Dont know about plans drawn up - am still waiting to try to get through to our local Council for advice, have no idea at the moment what is required. Thanks for your help !
If it is a straightforward conversion the Building Control Officer will visit to make sure that all is is accordance with the Building Regulations.........you just need to fill in a Building Notice form and send a cheque to the BC Department.
