How much notice is my landlord legally required to give me before visiting the property
How much notice are you legally entitled to before your landlord visits your property? Does property also include the garden that you rent or can he just come strolling through whenever he fancies?

It is mandatory to give at least 24 hr notice so you need to speak to him about this. If he doesn't take any notice have a word with the Letting Agent. If that doesn't work go to your local Council who will have an officer to deal with this sort of thing. Sometimes they are called Tenancy Relations Officers and they can write to your landlord on your behalf.
If you are in a flat your tenancy agreement ought to specify whether the garden is for your exclusive use. Normally, if you are in a house & are renting the whole house the garden would automatically be included.
What you do about this depends to some extent on whether you want to stay in the property. If you upset the landlord too much you might find he gives you notice at the first opportunity. On the other hand, it is obviously frustrating and annoying to have someone keep turning up unannounced. Perhaps start by asking the agent to have a quiet word with him?

He should knock on the door and say landlord, can I come in
and if it is inconvenient, say no.

as for if the place is burning or flooding yes he is allowed to enter
even if you stand in the doorway and yell Burn baby burn !
