How much would it cost in NI to have a ceiling, about 12x10, replaced?
And how long would it take to do the work?

If it's sound, PVA and skim over, with scrim cloth to re-inforce over the cracks.
Taking an L&P ceiling down is the filthiest job in the world............ and a lot of stuff to get rid of. An alternative is to board over the existing with the lighter plasterboard (9.5mm)............ then skim as normal. It adds an extra load to the joists. That would have to be considered. (Use 50-70mm plasterboard screws.

Hi there, we had to have a ceiling replaced last year. My husband knocked somerthing over in the loft which resulted in a crack in the ceiling. It got worse and one morning I noticed that part of ther ceiling had come down. Lucky we were insured for accidental damage. We had some one come down to look at it and they told us that it contained asbestos. This had to be removed by a specialised firm. By the time this had been removed, a new ceiling put up and had been decorated the cost came to £3500. Our ceiling was about 14 x 10. It was a very messy job.
