Ongoing problem with neighbours
I have posted on here previously regarding the couple who rent the flat below mine and require further advise.
I own an upstairs property which I have rented out for 3 years. My first tenant passed away not long after the people downstairs moved in so I do not know if he encountered any problems. My second tenants moved out after 9 months as received verbal abuse and were threatened with hammers!
I since have been in contact with the community safely officer at the council who has been looking into this issue.
Last week, my new tenants moved in and they have already been verbally abused by this couple. They have since informed me they want to leave after a week! I have logged the incident with the police and am waiting for them to call me tomorrow but I am worried that there is little they can do as lack of evidence, our word against theirs!!!
What can I do and who can I contact to see if the couple downstairs can be evicted. Should I contact their landlady? I have lost two tenants already!

I did not seek any further legal advise at that point as was waiting to hear back from the police.
I do not currently have a log from the previous tenant but am sure I can obtain one.

Whereas I'm sorry to hear of your plight, I do wonder why you ask.
You've been given perfectly good advice yet have done nothing about it, justifying it by saying 'you're still waiting to hear from the police'.
Getting legal advice is the first thing anyone should do and informing the police doesn't invalidate that.

The reason that I had not sought legal advise Lewpaper was from after doing hours of research on the internet it was pretty clear that as they are not my tenants, there is nothing I can do. From previous experience of the answerbank, I hoped someone would know of a loophole.
However, yesterday morning i got some legal advise which was, I can't do a thing. The council can force the landlady to evict but thats about it.
I have since heard back from the community safety officer and been visited by the police who have informed me that the tenants and the landlady have been warned and are aware that if continues, can result in being locked up and eviction.
