what is the process for transferrring the equity of my jointly owned house to the other owner and her partner? How will this hold up my purchase of a flat?

You do not say whether you currently hold the property as Joint tenants or Tenants in Common. Probably the latter but it would be useful to know. This will be in the deeds.
