what are the little things you can do to help sell your home?

hello loopyc. my advice to you would be to get a notepad and pen and start at the kerb outside your house and write down every little job that needs doing no matter how small eg wash windows touch up paint work etc as you walk through each room. then do all the jobs if you can spot problems then a buyer certainly will. dont do the baking bread brewing coffe thing before a viewing just make sure all the rooms are immaculately tidy and well aired. good luck

Decorate it in neutral shades, eg paint the walls magnolia so that it looks like a blank canvas for prospective buyers

i have done the above every room has been repainted in cream, apart from the childrens baby blue, and a pale pink room, all the painting has been done outside the garden is nice and still i cant attract buyers.

According to a thing on GMTV this morning they said:

• Fit a new kitchen or smarten up old units with new fronts and handles


• Ditto to Bathroom


• Paint front door and clean/polish numbers/letter boxes etc


• Tidy up outside, hide your bins, mow the lawn and have some flowering pot plants scattered around.


• Make sure the house smells fragrant (either cooking or air freshner thingys)

As someone who's just bought our first flat, we said that it had to be in good decorative order 'cos we just didn't know how to to DIY!

tidy and fresh, have a good clear out and store any things your not useing in loft etc so its clutter free and spacey. some people don't like pets so ask a friend of family if they can look after any you have when house being view'd, tidy garden, lawn cut etc, no rubbish about, if you own a caravan ask friend or family again to use there drive for the viewers to see good parking spaces, good luck.

Tell your estate agent you need to know what he thinks the problem is?, any decent agent (oxymoron, I know)will say if asked directly. Is next door alright?

Be ruthless with your tidying but if you aren't getting any viewings then perhaps your house is on for too high a price.

Furthermore if there are similar properties in your area for sale then be cheeky and make an appointment to view(don't tell them of course).

I should have added to my last posting that sometimes people have too much personal stuff(masses of pictures/photos/trophies)and it comes across as clutter.

Perhaps you have for example a dining room that is used as a bedroom or study. Show each room as it is meant to be. Remember you are selling something that must be to everybodys taste - not yours.

As somebody who has moved a lot I cannot emphasize enough and never had any trouble in selling that declutttering and correct pricing is essential.

Make sure your detail sheets show accurate measurements and a couple of appealing photographs. Also if you're desperate to sell quickly try dropping your price and hope to trigger off an auction.
Too many would-be buyers expect to view a showhouse instead of a functional family home and are incapable of using their imagination. No matter what you do any incomer will have their own ideas so don't go overboard with redecorating.
Once you get them inside be honest with them but don't volunteer info about any bad points.

Apart from all the cosmetic things mentioned, the one thing that is a great seller is you ! Just like when you go to buy a car or whatever, you have a sales person who is keen to get the sale and you can use similar techniques to sell your home. When you take them round listen to what they are saying .. if they have children then mention the other children around and how safe it is, if they have no children then emphasise the older people in the road and what nice neighbours they are etc. Say you have been happy there and that it has a lovely atmosphere. If its a bit out of the way you can say things like 'oh well we thought of living nearer the town but its a real haven here when you get home' or if its in the town you can say how handy it is to pop out for a meal. Basically, become a used car salesperson for the day !
