what a total waste of time & money, who actually cares...Paid £85.00 for one on the house being sold, no doubt a similiar amount was paid by the owner of the property being purchased ,whatever the results of these reports it wont affect the the sale or purchase in any way.
Once you have set your heart on a property you will by it regardless of this nonsense.

Chas, when I was training for the Home Inspector Qualification a few years ago (before they dumped it halfway through the course) a part of it was the EPC. It consisted of ticking a few boxes after asking what insulation they had, then letting the software churn out a rating. I rather think the EPC was left in the HIPS not only to appease Environmentalists, but to compensate
those of us who spent a load on the abandoned HI training.
I renovate and sell occasionally. No one has ever asked about the EPC :o(

the one that really made me chuckle and realise how stupid it is was in the local hospital..Apparently all newly built commercial buildings have to have one on display by law, price of certificate £5,000+ fine for not displaying £2,000....if im in the local outpatients do i give a sh1t what the energy rating of the building is ?

In Scotland, if you rent out a property, you have to have an Energy Performance Certificate which the council need to see as well as a copy being available for the tenant. A total waste of time as far as I can see. As you say, when buying a property, it does not make much difference to you.

We're buying a house and found parts of the EPC really useful - it tells you what changes you could make and how much it could save you on your energy bills, and estimates the likely annual energy bills as well. You're right though, its highly unlikely to put you off buying the average house.
