What would happen if the terms of a Lease were to be broken.

That would depend on the actual wording of the lease. It would also depend on what exactly you did that went against the terms. Your question is far too vague to be able to give a proper answer.
daffy is of course correct the question is too vague you do not even say what type of lease. In general if the tenant did not abide by the terms of the lease the landlord has the option of going to court to regain possession of his property.
