Land/Property Access Legal Question

Hi Everyone,
At the back of my house I have a small patch of land (approx. 4m long x 1m wide) not big enough to do anything with i.e. garden wise but big enough to store our wheelie bins etc... I do not have a back door to my house (because I have no back garden other than this small patch of land) therefore in order to access it I have to walk around the back of my house and a few metres down a driveway... the problem is that driveway is private and the owners are saying it does not have public access and therefore we can not put our bins out the back of our house? I'm thinking surely if thats our land there must be some sort of law to say we should be able to access it?! other houses (i.e. our neighbours)... Ideally we want to keep our bins there but I want to check we have a right to be able to do so because its our land before I say anything... any advice would be much appreciated!! Thanks :)

You need to look at your title deeds to see whether they show this area of land as belonging to you. If it is not shown then there is probably nothing you can do unless the neighbours are prepared to agree to you using it & no-one else (there must be someone who owns it, but it could be very difficult to find out for such a small area) objects.
If it is yours then your title deeds should show whether you have a right of way over any neighbouring land in order to access it. If no such right is shown then - as above - you must rely on neighbours goodwill.

If your have a right of access across your neighbours' properties it should be shown on their title registers, which you can download for £4 each from here:

Thank you all for your responses - good point, I had only looked at my own deeds (which show the land as my land but does not state whether i have right of way across their driveway to access the land). I never even thought to try and access my neighbours deeds. (p.s. yes we both own our properties). Thank again
