Water Leakupstairs Had A Leak, 3 Times Per Day, Staining My Ceiling And Leaving A Smell, What Should I Do Now?

Water leaking from upstairs, 3 leaks per day, 5-10mins per a leak, around 11:00, around 16:00, and around 23:00, told local council 7 month ago, still cannot find the problem? Help, please.
told insurance company, they only cover the repairing of the ceiling, after the leak stops!
council cannot find any leak, water damaged pipes and so on - upstairs...!

which kitchen appliances use water 3 times per day? Boiler, Fridge, or …?

it is a kitchen above my ceiling, heater/boiler, washing machine, fridge, kitchen washing sink. and there is no toilet above me.

Agreed, hutu. Pilotlight explained perfectly what I was alluding to in my first post. Condensate leaving the boiler Ok, but not making it to its final destination...... probably under the floor (floor void), where a push-fit connection has come apart. Trying to be practical..... your ceiling must be well damaged by now. Some of it (if not all) will have to be...

btw, it leaks around 5-6 in the morning, i don't think upstairs will wash dish, shower, and so on.
the leaked water is cold and pure tape water... i still believe it comes from their boiler...but no wet floor, or damaged boiler pipes...no visible evidence...>_<

Trying to be practical..... your ceiling must be well damaged by now. Some of it (if not all) will have to be replaced. I would cut an inspection hole now. An area big enough to get a good look in the void.

Pilot and I would stake a few quid on the cause - sorry , English is not my first language, what do you mean? can you check floor void, or plastering the damaged ceiling after it fixes the leakage for a price?!

I shall translate. Just a silly English expression meaning that Pilotlight and I would bet some money (a few quid) on what we believe is the cause of the problem.

I would ask the Council to send someone to investigate ... again!
This time, they should cut a hole in your ceiling, big enough to have a good look in the space between your ceiling and the upstairs floor.

We think they will see the problem. Then they can mend the pipe and repair your ceiling afterwards.

If they do not want to do this, then ask your insurance company if you can get someone to do it for you. Either the Insurance Company or the Council should pay for it.

thanks a lot... i have tried the insurance company several times, but due to my current policy, there is nothing they can do for a private inspector or finding the leak. just keep waiting for the council..

Thanks methyl! I really don't want to go too far, I always give the opportunity and time to other people! I will wait for the end of Jan, and then will letter to Local E.H., MP and so on. Finger crossed

hi, All.......it is Hutulong here.....finally, after 1 year struggle, they found the leaking problem, it caused by a faulty old fridge/freeze upstairs, the cracked floor was under the kitchen tile..... hopefully, my experience will help someone with the same problem.....or help someone one day....
